August 2026 Contra Costa County Real Estate Market Update

Contra Costa County's housing market remains relatively steady as we approach the fall season, with modest year-over-year price growth for single-family homes alongside declining inventory.

The latest numbers suggest a market that is neither moving dramatically in favor of buyers nor sellers across the board—which makes understanding local conditions particularly important.

Contra Costa County Home Prices

The median single-family home sales price reached $875,000 in July, up 2.3% year over year, although it declined 3.5% compared with June.

Median price per square foot was $510.

Inventory Continues to Decline

There were 1,517 active single-family listings at the end of July, representing a 19.3% decline from the previous year.

Closed sales totaled 682, down 1.2% year over year, while pending sales were essentially flat annually at 709.

Homes spent an average of 36 days on market, slightly longer than the previous year.

Condo Market

Contra Costa County's median condo sales price reached $463,000, up 0.7% year over year.

One notable indicator was pending condo activity, which increased 19.3% year over year to 142 pending sales.

Meanwhile, condo inventory declined slightly to 460 active listings, and average days on market increased to 50 days.

What Buyers and Sellers Should Watch

The Contra Costa market remains highly localized. Conditions in communities such as Walnut Creek, Lafayette, Orinda, Danville, San Ramon, Concord and surrounding areas can vary considerably depending on price point and property type.

For sellers, lower inventory means there may be less competition from other listings, but buyers remain selective.

For buyers, a more measured pace in some areas may provide additional negotiating room compared with highly competitive markets elsewhere in the Bay Area.

As we move toward fall, pricing strategy, property condition and neighborhood-specific market activity will continue to play an important role.
